As a landlord, if you prefer to look after the tenancy yourself that is absolutely fine. However, if you do this, make sure you have a written tenancy agreement in place and use a Tenancy Deposit Scheme, which is a legal requirement.
If you do not want to deal with the issues of letting your property then use a letting agent. They will look after all the necessary formalities and collect the rent from the tenant for you.
If you do use an agent, ensure they are a member of a professional body such as the Association of Residential Letting Agents or the National Approved Letting Scheme. Agents who are members of these bodies are required to sign up and adhere to certain standards of practice. There is also an independent complaints procedure if anything were to go wrong.
Make sure you have a written agreement with your agent as this ensures that each party has clarity over their responsibilities.
